You’ll find information on maintenance, communal spaces and other important information about our tenant-owners’ association in the Bopärmen. Please read through the regulations for the refuse room and the laundry room as well as the rules applying to our balconies and outdoor areas.

You must immediately submit a damage report to Anticimex if you have silverfish in your apartment.

Cold in the apartment

The weather can change very quickly and there are times when the heating system can’t keep up. It takes a while for the system to react. Have a little patience and the heating will start up.

If your radiators aren’t heating up at all, you can try to bleed the radiators as a first step. Watch an instructional video. Bleeding radiators
If that doesn’t work, submit a fault report.

INDOOR TEMPERATURE

Guideline indoor temperatures are 20 degrees during the day and 18 degrees at night. Before you submit a fault report, you should ascertain the indoor temperature yourself so you can actually refer to a temperature that is too low or too high.

Laundry rooms in the association

There are two laundry rooms: one at Skarpbrunnavägen 83 and the other at Skarpbrunnavägen xx. Bookings can either be made manually via the booking system beside each laundry room or online.

Follow the rules

Everyone wants to encounter a clean laundry room. The machines in the laundry room must be handled carefully according to instructions. That’s to make them last longer. So be careful to obey the instructions posted in the laundry room.

If a machine breaks down

Submit a fault report.

Blockage in your drain

As the apartment owner, you must pay the costs if there’s a blockage in the kitchen or bathroom. Try to unblock the drain yourself. If that doesn’t help, submit a fault report to Riksbyggen.

Tips on drains

Drains are sensitive. It’s therefore important for you to actively work to prevent blocked drains. You can drip a little washing up liquid in hot water down your drains every now and then. Clean the floor drain regularly by lifting the floor drain trap and removing any hair, etc.

Oils

It’s very important to avoid discharging engine oil or other oils into wells and drains. They contain a quantity of toxic chemicals and waste products that makes the purification process more difficult. If you have leftover oil, you can leave it at any petrol station or at recycling centres that deal with environmentally hazardous waste.
Cooking oil and other similar fats should also not be poured down the drain. They should be poured into some kind of container, such as a milk carton, and thrown away with the ordinary household waste.

It’s important for you to have read through the statutes of the association and to comply with the rules before renovating your apartment.

Changes to an apartment

As a tenant-owner, you are permitted to make changes to your apartment. However, the following measures may not be adopted without permission from the board:
interference with load-bearing structures,
modification of existing drainage, heating and/or water pipes
other significant changes to the apartment
kitchen or wet room fans must not be connected to the ventilation system for the building.

The board can and is only permitted to refuse permission if the action causes significant damage or nuisance to the association or to other members. The tenant-owner is responsible for ensuring that the necessary permits from public authorities are obtained. Changes must be made in a professional manner at all times. This is to guarantee safety and ensure that insurance policies will apply.

Choosing a tradesman

Always ask whether the tradesman is qualified, authorised or certified. Ask to see certificates. This applies to electrical and HVAC work in particular.
The certificates ensure, among other things, that the tradesman possesses the right training and skills and complies with building standards and industry standards.
Always sign an agreement on what must be done so there are no misunderstandings and you avoid being cheated.
